Tapestry Properties owns approximately 395 acres of property near Thornydale and Moore Roads in the Town of Marana.
The project had been entitled under the Foothills Specific Plan since 1990 with the intention of developing the 395 acres with over 1800 homes, a resort and commercial, and only 12% open space.
Tapestry decided it was time to downzone the property and right-size for the current market and development that has occurred since 1990 in the surrounding area. Lazarus, Silvyn & Bangs worked with the client, Town of Marana and surrounding neighbors to negotiate appropriate edge buffers for the project and facilitate the rezoning.
While a “downzoning” should be embraced by the surrounding neighbors, there were substantial concerns and issues that required mitigation. The Town of Marana Town Council voted to approve the Tapestry Specific Plan in January 2017.
